Hi all
recently my mother sold her house, were all here still as the paper work is in process but, im now in the position to find my own small flat.
As i'll no longer have to worry about putting my mother on the line, I was thinking of starting my own grow.

Basically ive heard from my sisters and brothers that landlords to flats will sometimes come and inspect the flat from time to time, i really wouldnt want to be pulling apart a well setup nft or bubblers. How has it been for you guys that rent, is this something i should worry about?

I will be growing around 12 plants max so the electricity bill will be considerably higher i should imagine, this also worries me, will my landlord suspect and ask questions...

or am i just paranoid ph34r.gif... i have been smokin alot of very nice weed today 31.gif

Your flat will need to be inspected every so often, check the lease to see what the landlord specifies. On top of that, someone may come to visit at any time, as long as they give notice. If you have not received notice and someone turns up on your doorstep for an inspection you are within your rights to turn them away. I think the amount of notice is a few days or a week, again check your lease.

You will not be able to set aside a room for growing and expect not to have to show it upon inspection, even built in cupboards maybe have to be inspected along with any furnishings that come with the flat and are on the inventory.

If you want to grow you probably want to build a stealth closet or cupboard that can be completely sealed and preferably locked. If you buy the furniture yourself then the agents will have absolutely no reason to want to know what is inside or what condition the item is in - Letting agents have no interest in going through your personal posessions, so if you give them no reason to get suspicious then they will keep to themselves.

Aside from that the best advice is be a good tenant. If your rent is always on time, your neighbours don't complain about you and you keep the place in good nick then the landlord will stay off your back. After a couple of inspections with 5 star ratings and charming banter with the inspectors then it will become a formality, they will take 2 mins to go into every room, tick all the boxes and get out of your hair, and you will get the bare minimum amount of inspections.

If you party and get complaints, pay rent late every month, get questions about carpet stains or untidiness when you are inspected, then the agents will keep their eyes on you and you will end up getting inspected more, and more thoroughly. I have even had a landlady making shit up to come around because she didnt like us and went out of her way to make life shit for us.

At the end of the day you don't want to be turfed out into the street, and this will happen if you are busted and served with an eviction notice. You will be lucky if the cops aren't called to check you out. I strongly suggest you leave off for a couple of months until you are settled and get to know your landlord, and get to know how well they inspect things and what they do and do not look for.

really helpful stuff, i had no idea how it worked as ive never rented privately

I was definitely planning on settling in for a good couple of months before thinking about setting up a grow, but good point on the stealthy style grows, its gotta be the way to go for me.
The other day i was discussing this with my future flat mate and we couldnt think how we could explain or disguise a huge box (something like a budbox xxl).. its just to obvious.

Think a bit of handy work on a cheap wardrobe will be in order, maybe a chest of drawers for cuttings and vegging too. Im definitely gonna keep a low profile and keep the neighbors sweet, all should be good.

Anyways its all in the pipeline will keep you updated with the flat situation,

If you rent from a LandLord using an agency, then the agency will normally come round and check either every 3 months or every 6 check what it states on the your Assured shorthold Tenancy agreement (AST)

The Landlord only has to give you 24 hours notice of his intention to come round to the property.
If they come round anyway without you knowing about it,you do not have to let them in. However, this could be a little suspicious to the LLord.

Pay the rent on time, keep the place clean and tidy etc then when they want to inspect the property they will normally give you a few weeks notice, when i was renting i used to time the grows just in time for them to finish dry etc then the inspection of the property would take place, everything put away no smells nice clean place, chappy has a look around asks if there's problems. after 12 months or so its really, morning just a quick check tick some boxes a little chat then off they go.

If you supply the furniture eg wardrobes and the like they are not allowed to look inside them, if LL supplies them then they are allowed to inspect their belongins.

It does sound like my plan of starting soonish may now have to be delayed for a couple of months.
Suppose its better to wait and be safe than go steaming in and the Landlord get suss and boot me out1

Although landlords have to give written notice to inspect, it is reasonable to ask to reschedule if you can't get stuff cleaned up and hidden in time, just make up an excuse that you are having guests round for dinner or are working and would rather be present for an inspection, it won't be suspicious, as long as you dont try and bump an inspection altogether. This may not fly for more specific visits, such as fire inspections though.

Also 24 hours is the bare minimum, and most will give a lot more, especially if you are letting from a company they usually have a system where they send all letters ut a few weeks in advance so you have plenty of notice and no reason to knock them back when they call round.

we get inspected every 3 months

all i do is switch the growrooms off (they all drobes or built in cupboards) an hour before the inspection and go round with a handspray bottle of mixed water and fabric softener

every inspection (14 months now) has been wow this place smells like a meadow you cant tell you have got 4 dogs at all

when i was running a 5ft grow tent in the spare room all i used to do was dismantle it the day before and put the plants in the loft, then i realised i had a built in coal cupboard that had my fridge covering the door wink1.gif

oh yeah and you can always reschedule, we phone ours 2 weeks before it due and arrange it to suit us

in regards to moving your plants out on inspection, would this mean id have to opt for a more basic setup where plants are easy moved.. i would imagine a wilma system would be quite a ba**ard to move with 5ft+ plants in them unsure.gif

got a few little plans for a stealthy all in one cupboard will post em up see what you guys think, if its stealthy enough i should be ok to leave it powered down on inspection thumbsup.gif

Grow in soil mate and put them in the attic when you have your inspection, if you dont have a attic then its tricky one
